Residential Mortgages

Once we have met and discussed your financial position and requirements we will establish the product which is best for your needs, that could be options such as a fixed rate, variable rate or discounted rate and we will fully explain all your options.

Buy To Let Mortgages

We are all by now aware of the changes which have taken place with regards to tax relief and the stamp duty changes for buy to let properties. These changes have made the market a lot less attractive, however, there are still good opportunities available. The market has become a bit more complex as the requirements of the mortgage providers have adapted. 

Generally the market falls into two categories, Portfolio Landlords and Buy to Let Landlords.

Portfolio Landlords – are usually classed as Landlords with 3 or more properties in their portfolio. The number of providers who will lend in this sector is restricted. Through our membership of various Mortgage Clubs we have access to information which details the providers that are interested in this sector and are able to guide you through this process and help with the next addition to your portfolio.

Buy to Let Landlords – following the Mortgage Credit Directive Order 2015 this now falls into two categories, regulated and non-regulated contracts. A regulated contract is a consumer buy to let mortgage and as the title suggests this is regulated by the Financial Conduct Authority (FCA). This tends to relate to properties which have been inherited and are then let out and the individuals intention was not business related.

Non-regulated buy to lets are properties which are purchased with the intention of treating the property like a business and leasing the property. We can discuss the options in either case and let you know what the criteria are for these mortgages.
